I was asked in the last post what I don't like about the grading. Check out the corner of the porch and how the ground/grass drops off. That's approx. a 45degree drop! mowing should suck. |
you may notice the gray drain pipe sticking out. I was under the impression that additional pipe would be added and more dirt to cover. Oh well. |
The yard looks nice but that is steep for sure. Maybe you could put some plants there?

You are spot on with the plants. I think I will get the wife to find some nice bushes or something that we can put there. We will eventually put in a small stone wall/planter box.

ReplyDeleteMy wife has already spoken with the PM about the grade. His response was "I can't make it perfect" and then "well let's wait for the sod to take and ground to dry out a bit". No way are they driving over my new sod with a bobcat. So we will likely work with it with plants, bushes, a stone planter, etc...
DeleteAs for the outlet. I find it more funny then anything. I may bring it up, but it's not a priority. I may push it to the 10month. I only will have it moved as long as I know the siding will be fixed as well. I don't want any holes.
Should that "black stuff" be sticking out? What is that, the waterproofing for the foundation?

that black stuff is the waterproofing they put up. I believe it should be covered. We figured he was bringing in some more dirt. guess not.
DeleteIn our current home, we fought with our builder regarding our grade for about a year. We closed in the winter and spent the next spring and the following year having them come out to properly grade so that we didn't end up with a pond every time it rained. I'm hoping we have some time post-grading to see how well it's done before the yard is seeded. Your house looks great with the grass! The dropoff is a little scary and seriously, what were they thinking with the outlet?
ReplyDeleteLooking real good. Love the black mulch and the sod looks great. Did your neighbors on the left side have sod in the back or did they seed to get that full look?
ReplyDeleteI'm pretty sure the grading is supposed to be 6" above the waterproofing. Otherwise there is no point of it being there. It works by directing any water that hits the foundation behind the membrane into channels down to the footer drain. Unless the water jumps a foot it is never going to get behind
ReplyDeleteIt looks like the side grade is WAY off. It should be a lot higher up on the side. The waterproofing should not be showing. My guess is that the ground was not graded correctly when the utilities went in and so they were placed too low. Then when it was time to grade, they couldn't do anything about it. I would definitely be complaining.
